Residential properties often have one of 3 problems (structural, people, registration) and you add a significant value every time you solve the problem.

He may realize the offer he had was inline with the value.

Unfortunately cap ex usually catches up to them and the appraised value rarely translates to a similar sale experience and all along the property has merely been a highly levered property.

I would hope he/she values their reputation and future business more than a couple months rent on two properties.Don't despair, there is a path forward out of this.

I think new builds don't really work from an ROI standpoint, but if you can find properties that have easy ADU conversions then the value might be there.I'm in MA and we just made ADUs legal by right, so I'm looking into the best ways to add value using them.

It feels like the focus has shifted from creating value to chasing quick payouts, with little regard for the end buyer.
