You really want to be confident about who you place in the property, I would rather wait for the right tenant than placing a bad one.

I did purchase the course about a year ago but quite honestly it's just been sitting around collecting dust because I really didn't want to invest my time and energy into something like this that I wasn't 100% confident about.

If you are not 100% comfortable/confident then do not move forward without one.
