Hello BPI have received a quote for faux wood window treatments for a 3-2 rental.

I am thinking of using textured faux stucco with a brown-yellow paint to complement wood trim and restraining the floors so that the style is uniform. 

@Miller McSwain Generally speaking, in the lending world, using borrowed funds (with the exception of secured debt like HELOC), is considered faux pas with most lenders not allowing the sameOn paper, you could get around it by seasoning the funds for 60 days and using the same for the remainder of closing costs.

And if they have expensive jewelry, suggest they get a safe deposit box somewhere.

It’s like a vintage rug I buy and think if it’s lasted 50 years then quite possibly my kids can’t ruin it.

If you do allow pets (we do not), take an intentional approach from day 1 with furnishing, floors , etc - no carpet, leather/faux leather furniture, solid surfaces everywhere.

I would also make sure that the comparables have the same number of bedrooms and bathrooms; the sq. ft is similar and the vintage of the property is close in age as well.

Its an 8 unit apartment building (all 2 br) that has plenty of upside through some updating and increasing the occupancy. 4 units have been renovated  2 of which are rented out and  2 more are rent ready, 2 more are mid reno and the last 2 are vacant and vintage- still needs some reno work.

If you can be really creative in your approach and turn your smaller unit into a magical Harry Potter/Hogwarts wonderland, or vintage Mickey environment...your unit will stand out.
