To price is correctly you need to know your competition and micro and macro market trends. 

Despite declining sales and increased competition, Macy's real estate assets are proving valuable, particularly as U.S. retail vacancy rates remain low.Macy's has already sold a Miami property for $36 million and expects to generate $115 million in asset-sale gains this year.

If you see the active ones are in general shorter than yours, then you need to figure out a way to market your listing more competitively.

Hey Natasha,It is a great place to start, plenty of inventory whether its for flipping, BRRR-ing, or holding at affordable prices while still having decent rents (with or without section 8)With that, it is a pretty competitive market.

Hey Jephte,Most DSCR lenders are going to have significantly less seasoning requirements, usually around 6 months, and honestly, you might be surprised at how competitive the rates would be.I know of a program that can refinance at 90 days seasoning with rates in the 6s right now, just sent a DM and would love to see if we can help.Good luck!

Views are 4X and conversion is double over my 2/1. 2- and 3- bedrooms are the squishy middle with tons of competition, but when the potential guest needs to sleep a large group the pool shrinks dramatically. 

It was incredibly lucrative...but got competitive and they couldn't buy them online anymore because the prices got too high.
