In a transactional agency relationship, the Realtor may only act to facilitate the transaction and may not represent either party, meaning that they can not assist in negotiations or advise on any matters other than those functions necessary to carry out the transaction.

The agent will facilitate the short sale, and if the bank approves, you can buy the property at the reduced price.Probably a good idea to create a relationship with an agent beforehand, and agree that this is how things will work.Also, be forewarned that many of the big banks have stipulations in their short sale approval letters that say you can't resell the property for some period of time -- for example, Wells Fargo requires you to wait 90 days to resell and Chase requires you to wait 120 days unless you do substantial improvements to the property.

What they don't get is that all that other stuff does facilitate their making more money, and knowing that stuff makes doing deals much easier and safer.The whole primes of wholesaling is pretty lame, just the nature of an invented specialization based on a generally limited inventory to a very limited market.Can you imagine Baskin-Robins having only three flavors of ice cream?

Well, it's always the few that mess things up for the majority.The issue is the lack of an education and the assumption that gurus provide an education.There is nothing wrong with wholesaling so long as you do it ethically and in compliance with applicable laws.Since wholesaling is walking the narrow line of what Realtors do and the activity requires a license, yes, I'd say that effects the general reputation.I'd think those that build a business model around this strategy may have a hard time in most communities as it is seen as selling or facilitating a sale of a property you don't own.

Might be a good idea for you to know what RE agents do in all of their functions of representing others so that you don't go there.In some areas, wholesalers have enough issues just assigning contracts, much less providing support services to facilitate a RE transaction and getting nailed for RE practice without a license!

There is no exception to just one or three or five, any origination is covered.Actually, this just dawned on me as we have had many wholesalers talk about rolling over financing agreements, those are usually canned due tie to the fact such contracts are unilateral and require the consent of the lender/seller.This is a bit different, you're facilitating financing between an owner and an end buyer/borrower, that is a brokerage function.
