Totally not going to work for any of mine (weather, location, PUD footprint, things). 

This is why I asked you what the location is - that matters.What was prior use of land, environmental impact, weather there, are there utilities, possible development... 

I paid an Evironmental Specialist approximately $1200 to research all the records with New Jersey Department of Environmental Protection.

Some of the larger firms with a bigger footprint the broker will give leads to the top producers in the office.  

Right now our group is the dominating force in a large section of our market, but we are reallocating into a larger hold footprint.

Furring out walls to increase insulation, using reclaimed and refurbished materials (see if your local Habitat for Humanity has a ReStore), and high efficiency furnaces are great ways to reduce the carbon footprint of the building.

Without having more facts, it is impossible to tell you which is the better deal. 4-5 years is extreme and I cannot imagine anywhere where that would be the case, EXCEPT for highly competitive markets with over regulated planning, design or environmental hurdles to deal with. 

We have found that the smaller footprint not only costs us less but the ROI is much higher than units that have more bedrooms.  

i have to agree with Nicky Reader - there might be environmental causes, not ghosts. i would not in a million years believe a ghost story, except, when my mother and i started "hearing" cars started in the driveway and "seeing" a truck pulling out - i didnt own a truck!
