I am confident that as a client, we will meet your expectations, and I respect that you are asking for other investors feedback and advice.Investors are sometimes a little quieter in the forums than they are when you direct message them with questions about companies. 

The forums are a great place to learn how to or how not to do something, ask questions and engage, it helps you and others learn.

There is definitely a learning curve however, I only submit offers for review that I am 100% confident are going to pass their requirements. 

Tenants should have no authority to engage contractors without authorisation from the landlord and if they do they should never be compensated by the landlord.

In the process, I would either lose this potential tenant and yet would have gone thru the process esp. when I wanted to avoid getting engaged with the city Like someone's comment elsewhere - the tenants who come thru this program are not well earning, so what is the probability they will 1) stay longer& not have to be evicted and or 2) the payments in time/ partial 3) will they trash the place

That really helped my confidence, his experience.

Banks and credit unions can also offer flexibility for investors that engage in strong relationship-building strategies, offering discounts and solid loans in exchange for borrowers willing to use the institution for other purposes (savings accounts, etc.).

You would be confident in my actions, and there would be no need to ask questions on BiggerPockets.2.
