if using an FHA loan (which has its own set of drawbacks) you'll need 3.5%.  

Also, thanks for pointing out the drawback to a HELOC - that the bank can "call it due" at any point, although as you said that's rare. 

In fact, as an investor, being licensed actually has its drawbacks as well as its advantages.

The drawback is that this lease is written slightly differently than my usual leases so I have to remember that the grace period and other things are not the same as my normal leases.

Only mail in am expecting is from IRS and my bank and therefore was planning to use one mailbox for multiple LLCs/businesses but wanted to check if there are any drawbacks associated with this.

This doesn't come without its drawbacks however as there could be prepayment or HELOC penalties.
