First, ditch that real estate "mentor"...he's an idiot.

I would also recommend not ditching that W2 until you are well on your way and have replaced most, if not all, of your income.

If the tenant is a huge company that won't ditch, it may be harder to convince broker.  

Put in drainage ditch. 

Things are moving along like quick sand.........We did finally get the tenant evicted about a month ago and are close to getting another tenant, so the first property has still gone since last June/July without any income.On the second property I just found out that the tenants are ditching out at the end of this week. 

I think I too will ditch the cost segregation, and just do straight line.

If you want to simplify your life and grow your business, I'd ditch the quick books.

A lot of them don't speak English well, and after 20 phone calls and we found one that supposed to come to our cabin and give us estimate of how much they would charge for each cleaning, they ditched us.  

Such as a high water-table, or ground that doesn't perk very well, or a big old Maple tree planted right smack over the field lines.I hear the old timers say you can put water softener salt in the ditch where the roots are before you backfill the repair and the root will stop growing in that spot.
