I would also recommend not ditching that W2 until you are well on your way and have replaced most, if not all, of your income.

Things are moving along like quick sand.........We did finally get the tenant evicted about a month ago and are close to getting another tenant, so the first property has still gone since last June/July without any income.On the second property I just found out that the tenants are ditching out at the end of this week.

Such as a high water-table, or ground that doesn't perk very well, or a big old Maple tree planted right smack over the field lines.I hear the old timers say you can put water softener salt in the ditch where the roots are before you backfill the repair and the root will stop growing in that spot.
