I generally have a lease and a set of "house rules" to deal with parties, drugs, alcohol, etc.I guess in the end, treat them no differently than any other tenants. 

What happens in the case of death, divorce, drug use, default, disinterest, etc.  

SO, I drug myself into that meeting and I learned SO much, and I was thankful I went.

My instinct told me that this guy was tweaking/jonesing and needed to sell the ladder for cash for drugs.

(Brandon Turner nice "thug lean" in the family pic) ;) Chris, if you can deal with helping people wean off drugs and all that goes with that, you will translate that compassion and understanding into working with distressed sellers/renters.

BUT I like to sit down and have a beer with them and counsel them and explain why it is better for THEM if they move out, I tell them ïf they get out in X (3 for one who was doing drugs and 7 for the one not paying rent) amount of days I will forgive them of the debt and we can all still be friends...

We got an offer from... a young lady who knew the neighborhood from her student years and had been looking for a old house and hadn't been considering new construction until her agent drug her out to this house.

She didn't like our no-smoking policy, no drugs policy and our partnership with law enforcement.

Everyone knows that vacant homes lead to squatters, drug dealing, etc.
