I'm guessing if Buildium and Appfolio are like every other cloud service out there the issue isn't so much the cost (some can be passed through to the owners) but the training cycle on it. 

There are a ton of tools and training. 

Easy to see why some nefarious types would shy away from delivering section 8 rental properties.

I would say a lot of it is based on their training or their resources that they utilize to complete your taxes.

If the court is satisfied that it would be for the best interests of the estate, it may authorize the executor or administrator to complete the contract and to execute and deliver to the purchaser the instruments that are required to make the order of the court effective.

You may also have the owners stay on {part-time} for a season or two to help train the new management (you).Acquire the hard assets:  In this scenario you would only purchase the real property and those hard assets (docks, boats, etc.) that you deem would be beneficial.

I prefer to NOT work with large banks, looking for small to mid sized direct lenders or mortgage brokers with training.
