Hi @Chris Carson, it is at the very north part of Pine Forest bordering South Riverside. 

With increased security checks and immigration issues in the United States, what do I need to tell the border officers when I cross the border (by car)? 

I’ve got a double at the 290 and Delaware (bannard Ave) and this property flys off the shelf when I put it up for rent.  

Since there is no historical value to start from, do I set a number right away or have a contingency to reset   on the next year since it is a de novo building?

You can bet the tile guy who didnt get the border quite straight on the attorneys backsplash either ripped it out and redid it or didn’t get paid.

@Adam Greene the land is northwest of Burlington, OK, just a few miles south of the KS border. 

Granted maybe Ohio is just that much cheaper than Wilmington, Delaware...and/or you're planning to do all the work yourself and just have material expenses...but if you've never done the rehab before I would seriously question that $20k number.
