Need Feedback on My Wholesale Process

I’d like to get some feedback on this wholesale process. I settled on this process for wholesaling properties that are far from my home base. 1. Initial phone conversation with seller about property 2. Run comps and come up with offer. 3. Send email offer letter to seller listing the following next steps a. Sign contract with initial offer amount as 60% of ARV - repairs - subject to inspection and appraisal. Disclose to seller that based on the appraisal value the initial offer will be adjusted to 60% of the appraisal value. b. Order inspection c. Order appraisal d. Adjust offer amount based on appraisal 4. Close Any problems anyone can see with this method? Thanks
