I think that’s a good idea, and it offers a soft launch to my real estate journey, like you said.

As for Cash flow, I think it depends on the deal structure as you mentioned, but also strategy/approach (cash flow vs building asset, holding long term).

I think this will even out your space in the house.

I'd say visitors do usually use more power than you'd think but that does seem somewhat high.
