In the areas I go to - Woodstock NY, Colorado, Montana, Ocean City MD - there are not that many rooms for rent on Airbnb, there are mostly entire houses, condos, or guest cottages. 

If you could find an old mls listing with a cottage or walkout basement, you might be able to find a deal.

The Seattle law of First in Time does not apply to mother in law units or backyard cottages, but does apply to duplexes/triplexes where the owner lives. 

The cottages that reside on the beach are all powered by solar panels, that was my original thought on "best use".

We’ve used local hand soap, cheeses, chocolate, small bottles of wine.

The first 3 years, I rented the majority of the long weekends out and had about 50% occupancy, so I was able to use the cottage the rest of the time while getting it ready to rent.

I will mention that the front unit is only a one bedroom cottage - it is a large one bedroom with a ton of character and some desirable features so while I do think we can get more for it, I'm not sure we could cover our costs with that unit alone.
