That said, we do lending out of our SDIRA and there are some considerations about prohibited transactions and set up (checkbook control or custodian managed, for example) etc. that should be reviewed with a custodian or SDIRA expert.

They often have member incentives at considerably lower terms than 'market.' - Interest only or extended amortization (For example a 10/20 Interest only or 40 year amortization).

I want to do things the right way, but feel the pressure of a tight budget that will get drained considerably by the permit fee and multiple inspection fees. 

It doesn't take any of those into consideration. 

Investment criteria not tax considerations should in my opinion always be the primary factor in making investment decisions. 

@Donnie MaguirePerhaps there can be a contractual agreement between the sisters showing the split of equity in the property with one sister getting zero for an approprate consideration.

Real Estate professionals should always take into consideration the statement about a disability before entering into any dispute with tenants.
