I would suggest you view the podcasts and they will inspire you as well as help educate you in the various configurations of the industry.

My primary tenants are new families with 1-3 kids, I never will buy a property that has unusual small rooms or weird configurations, unless I can easily fix them.

Some have better quality schools than others, but there are properties that will cash flow, at some level, that list in those areas.As for realtors, yes...you can work with multiple agents, as long as you don't sign an exclusive right to represent buyer's agreement with any of them.My advice, narrow down your focus around the properties you are looking for...size, configuration, max purchase price, max rehab budget.

On my next one, I am going to set up the motion detector on a post or something that I can take with me to the next project.For the higher price of $25ish you can have the option to remotely configure & turn on/off your system.  

Additionally, older properties may have used poor or unsafe construction materials (like asbestos), which you may have to replace.Beds/Baths: Different areas will have different prevailing bedroom and bathroom configurations.
