During the housing collapse, I got into REI, and in short order as people thought I was bonkers and couldn't figure what I was doing, swearing of impending financial doom, I simply said "I choose to not participate in a down economy", and it really was that simple, I made a choice.

Owner was a challenge to work with and since he wanted a quick close and we were happy with the purchase price, we opted not to scope the sewer line (despite homes of this age in the area after having lines collapse).
