For appliances, I'd go with coil-they are easier to replace a burner and as you said smooth top are hard to maintain.If you google 'small L shaped kitchen' there are some good ideas. 

As you progress through your real estate journey you could always decide to become a realtor because you think its so interesting or property manager or any other profession that requires it and have it on the back burner.

So over time I learned not to chase deals, I chase good conversations and let my personality shine and put my salesman skills and pitches on the back burner because if you have a great conversation you will in the course of that conversation discover their true motivations for selling and build a bond and relationship with that seller.

As they put their own money into the deals, and need to maintain their reputation with investors, usually only real barn burners are put forward.
