I would suggest choosing longer keywords that are more targeted (and lower cost) during your first campaign, and once you start seeing traction, look at possibly expanding into broader, higher-cost keywords.Good luck.Cris

In my personal opinion, I think it's beneficial to allow myself to be exposed to a much broader market in the begining to see what the options are, and then as time goes along, narrow myself down based on what I feel meets my goals.

Often times, I have a much more intimate knowledge of the local market in comparison to the appraiser since appraisers cover much broader areas in comparison to realtors. 

While it provides broader exposure, an open listing may lead to reduced dedication from agents and potential communication challenges.Hope this helps!

I'm not so optimistic on the short-term broader property appreciation in any of these areas (I think, for example, Ironbound is already quite expensive), but you can certainly find distressed assets in those areas, renovate/improve, and hopefully do well on refinancing, with still-healthy cashflows.
