I know a lot of people refer others to those CF sites as places to go, but investors should understand the entire costs of the deal and if 7%+ is their fee it’s going to be very difficult to leave a lot of meat on the bone for both sides

Entrepreneurial Profit - A bare bones, dollar for dollar, return on investment in a commercial rehab can be estimated by applying a standard 15% to 20% "entrepreneurial profit" to the cost basis of the deal ((purchase price + CapEx) * 1.15) Note, cost basis is generally just the purchase price plus the total budget, but it can be good to include the total cost of capital as well.

I go for great deals and if you show him that he will say well you have more than enough meat on the bone or seller may start to find holes in your underwriting and then you are proving him more right in the sellers opinion.

Nearly any point in Del Valle, Austin's Colony, Hornsby Bend is going to be closer, with similar choices, and a less traffic-ey route to ABIA. 78744 is not the first place TESLA associated buyers are going to look. all this to say... maybe that leaves some meat on the bone for those of us who like '44.
