I've had a mold remediation certification for more than 30 years and did many remediation jobs and on many occasions tenants and customers are seriously crazy and 100% impossible to make them believe that everything is okay.

However, documentation from the previous PM states that he said on more than one occasion that the dog was his ex-wife's, she got custody of the dog, and that the dog would never be at his house.

That said,  I wouldn't contact a lawyer to get a purchase contract, if you have a realtor friend, ask them for a blank one, or any wholesaler on here ask them , I think Brent Daniels (TTP on youtube) has them for free on his website.  

Does anyone have any blank agreements that they have written up that they'd be willing to share?

Normally a 2-3 day conference will give you a good basis to decide if you want to invest and some knowledge of what to look for....these are Brad Sumrok, Rod Khaleif, Michael Blank, Joe Fairless Best Ever, and there are probably a few others. 

You should never, EVER, utter those fateful last words of the lost REI, "I just bought (fill in the blank here),...now what do I do?". 

Apparently these bigger deals with syndication can be complicated and prone to expensive mistakes I wanted to see if anyone has actually gone through mentorship program and have Actually acquired few deals as a result of the programs.I am considering Michael Blank’s program.

I have a credit score in the 700s but I just dont want to hurt my score before closing my primary residence.I also just set up an LLC but been told by the hard money lender, they wouldnt lend to the LLC but only to me as an individual.Lastly, for those that have do more than 5 deals a year, do you then have to pull your credit on 5 occasions?

@Jonathan Bell I would suggest reading some books on multifamily such as the multifamily millionaire, or Michael Blanks financial freedom through real estate in 3-5 years.
