If s*** hits the fan, i would want to easily be able to refinance out of it, let's say 70% so needs some equity in it OR i am just having to bring even more cash to the table to get it done.

To me this is important because if you are waiting around for a FYE or a tax return to know what is going on it’s probably too late. 2) It gives you more time and info to make decisions vs spending time at your kitchen table trying to reconcile or categorize expenses.
