My other commercial prop is auto related; this is a different industry.Taylor: a bit more about the prop: it is technically 16' clear height, but that is for the drive thru wall-the actual roof hieght is 24'.

You may not need to budget for as much capital expenses if you don't plan on holding it for very long and if you replaced some of the major mechanicals in the rehab.

Usually they will inspect a portion of the units if it is over 10units and then look at mechanicals, roof, structure, exterior, etc.

Life events happen, we get it and I would envision if something isn't spelled out in the PPM exactly how this mechanism works that a "best efforts" approach would be applied for a win/win scenario for the current investors and existing investor.

It looks like they have failed to make payments since April (we have been paying rent on time, auto-withdrawn from bank account).Ideally: I'd like to have the loan/trustee waive all fees and interest, potentially lower the asking price ($10,000 discount on a $160,000 outstanding balance of a home that would likely appraise for $185,000) and we'd immediately go through the purchase process as is.Do I need to bring the Trustee into the discussion with the owner at the same time to make this deal go through?

Then look for an agent who will send auto-emails with your criteria so you get them when newly listed or at least be able to reach out immediately when you see something you like.
