I thought it seemed very reasonable but I am used to So Cal prices. 

I currently am using Quickbooks Pro across all of my different entities. 

I'm not great at estimating rehab costs yet but am using that number for now (open to suggestions).

It's helpful but also can cause you to go down rabbit holes with research and so on.So, to answer your original question, I am on a similar path to saving money for a down payment and to have some cash reserves and I am using Betterment.

I am using hard money lenders and on each deal I am usually paying 6-7k on holding costs, 10k closing costs, 25k-30k on comissions and selling costs and all rehabs have been quoted between 70k-95k. 

I am only paying $7000 per year in interest on those while I am using the same $100,000 to acquire more property returning many times that cost of interest.)

I put this property in a LLC since it was out of state and I am using a property management company.

Hello BP,I am looking at a 6 unit in Chicago listed for 360k and am using sellers listing agent to represent me as a dual agent and she said that seller cut back her commission and wants me to pay a $2000 finders fee.I am confused because doesn't she get both sides of deal?
