I think it depends on goals and experience, section 8 is a good guaranteed income, air bnb or short term will have higher rents but you will have more monthly expenses (cleaning, internet, lawncare) student housing is another option, and then good old LTR.

When I get back in town, I go and look at the property and it has major foundation issues and needed a whole new central heating and air and ductwork.  

Probably won't be any amazing deals, since he's not under pressure to sell, but might be worth a look if you exhaust what you can find yourself.
