However, the rents are slightly lower and could potentially wipe out your monthly cashflows with one major repair.As for higher appreciation market like West/East Coast, it's more expensive, but rents are higher due to a strong labor market, there will be a certain amount of demand for those markets, but the downside is that you will need to be creative by adding more values for the property.

well i get it.. however if you do a lease option with non refundable option money up front and they fail to perform your done.. kepe the money and resell.. if this is the pac nor west things are still moving briskly for development ground..

I would love to see a state wide MLS but I am not sure if the computers are big enough out here in the west to handle that many counties and cities etc in one MLS system. in oregon there is probably 5 to 7 different MLS systems.
