My finance breakdown is as followsMe 690-720 Fico3yrs $45k income taxesco sign , brother 610-640 fico $24k / yr tax restaurant server with easily replaceable transfer.wife, no income, 720 fico. factoring in the 75% of $1200 rental that will stay occupied they have given us green light on $420k price tag.

There was one week that emails had zero response, but found out later that the hurricane in Florida took out their server for a bit.I got my second property under contract with them this month so hopefully things continue to roll!!

Foundation would be a number concrete pylons, the home gets broken down into flat slabs, trucked to location and craned into place. 60k for site prep and utilities should do it, even though about half would go to well and septic alone.The reason pre-fab makes sense for up north is because you cant buy any building materials in a serveral hour radius, so if you run out of screws, you are pretty much... so much easier to pre-build and truck.

- Borrowers of the 2020's have been more qualified with higher down payments, credit scores, and DTI ratios so I predict that the amount of folks being qualified out of the market wont be as server as some project.
