Typically on rentals you are good with just painting the walls and touching up trim.

I hired a neighborhood kid for $20 every 2-3 weeks and end up spending a few hours and $200 in craigslist helpers every fall raking leaves or trimming bushes.

Works well on a rehab or remodel when you have a contractor do most of the work but maybe you want to save a little by doing the painting and trim work or install fixtures yourself.

We don't want to appear to be discriminatory towards tenants with dogs, however, I have personally experienced my dog destroying the carpet by the door and damage the trim around the door and we don't want this to happen in a newly rehabbed unit.

You'll likely end up with wall paint on the ceilings, trim and floor coverings.

New fireplace.Just needs taping, trim, cabinets and flooring to taste.
