@Eric Berkner every property has a unique amount of "hands-on" management it may require.Forget what is in the OM and budget based on what will be required to execute your business plan.Class C properties may need more daily supervision and Class A properties require more prompt and high-quality customer service.A good property manager can make or break the deal so don't skimp on that front.

It is probably not exactly accurate that they ONLY involve in raising fund, it is more like that they are looking for a partner and co-supervise the projects with this partner, so that they could expand faster and with less people management and overheads.

Here are those strategies and why I’ve backed away from them:Buying a multi family - They’re all in bad areas where I live.Flipping houses - I heard about countless rookies who lost money flipping due to estimating the rehab wrong and not being able to sell the property in time.Out of state investing - I heard about people breaking even on rentals due to either not being able to supervise contractors or hiring property managers who take advantage of the situation by overcharging on repairs.

In Michigan we have supervised and unsupervised estates (the unsupervised estates are also called simple estates and are of lesser value in the estate) when the courts issue letters of authority to the personal representative / Executor of the estate it will state whether or not the sale of real estate needs approval of the court.

I'm certainly not ready to handle 25 units and up in my business model, which, admittedly, also includes personally fixing or supervising the fixing of a great deal of what can go wrong with these properties.I would still advocate my own basic approach to this business to people who are thinking of getting into it through low-C-class investing in single-family and small multifamily like duplexes-quadplexes.
