Currently, I lease one of the three units to someone who keeps it clean.

I recommend documenting everything with the damage through photos, videos, etc. before cleaning up. 

Keep in mind the other homes on the market may all be over-priced at the moment, which is why it's important to watch the market regularly and build a strong sense of what it's doing.

Booked every night for a month, doesn't even cover the mortgage, let alone the cleaning fees and maintenance of the pool, etc. and if you have a property manager, you have to be cashflow negative. 

I have some cleaning and repairs that need to be done in the empty unit along with the common area. 

It's been a struggle.I'm definitely not giving up on real estate investing and just need to clean house for a better result.

Vetting tenants is essentially the same as regular tenants, but expect lower credit scrores, bankruptcies, etc.  

Most loan packages include something you sign that says that you will cooperate with them to correct any technical errors like this and I believe it also includes the ability for them to sign for you if you don't but obviously they prefer to have clean paperwork where you have signed it.
