Having one asset per LLC will drive you and your accountant insane and when you realize they charge like $1000 min for LLC returns and you have 5 LLCs that the $5k tax will eats up 1/2 your cash flow you will be like oh boy…

Hi everyone,After rigorous excel and a financial model based on all the feedback and advice, we made a decision to start in San Antonio, Texas.

My two cents,Most buyers will not have the extra cash to pay the buyers agent 12,500.00 which is 2.5% of the average commission here in San Diego; that's on a 500K home.

I will join the FB group and I also plan to attend the MTR summit in San Diego next month.  

Open a new application with an actual lender that isn't going to charge 12k in origination fees. 4.5% origination on this deal is insane, the broker / lender are ripping you.If you take this to another lender as is (not great credit, no experience, light rehab amount) you would likely get denied again. 

I have a fix and flip/wholesale company in San Antonio, TX and we use private lenders quite often. 

It's been awhile since I posted in the forums, but I'm having a really weird situation with my water heater.This is in San Diego, CA.  

i'm in hopedale MA. i use rentredi for tenant payments. no complaints, simple, i like it. a BANK that also offers rent collection seems over the top to me. i'd rather keep using my small local bank. i also don't keep security deposits because the laws in MA re: how they can be used are so insane that i'd rather just not deal with it. 

Get these clowns out and move on.

I do off market deals in San Diego County and LA and if you get the right price you can make quite a profit on a flip.
