I’m not aware of any state that allows what would be a junior lien and would be extinguished in the foreclosure sale to game the system and record the lien in the gap between notice of the sale and the actual sale.There are ways to legally address such “liens” when they do arise in the middle of a foreclosure… such as redemption or surplus or even a QT action.

Flips work there also, particularly in 63034, which is the higher price point area in Florissant.I don't do much flipping but am in the middle of two, one in South City (Blow St.) the other in Maryland Heights (Redcoat).

Usually you can add additional support and fix this problem but I did run into one house where there was a single center support running through the middle of the house that was entirely rotted and the only way to get a new support of the appropriate length in would have been to take out a portion of the basement and first floor walls.

Yes there is a lot of front end due diligence work to invest via syndication but they aren't going to call you in the middle of the night to resolve a leak, tenant issue, fire, or eviction.

The other risk I see is if there are layoffs of the middle-management ranks or high tech programmer/analyst type jobs move offshore.As you move down the price ranges and even on the higher end price ranges, if they are priced right, they get sold, get sold pretty quickly, and still getting multiple offers.
