I would also suggest going to your local REIA networking events and seeing if anyone has a copy they be willing to donate. from personal experience, there are some attorneys who will draw up these contracts for you, of course for price.

Alternatively, maybe rent it to that kind of organization with authorization to sub lease it, and you donate the lease amount to them to cover it.I am not a lawyer, nor have I consulted a lawyer about this, these are just my thoughts early on in the process like you.

You pay everything that is customary for the buyer to pay at closing OTHER than owner title policy, which is the one thing the seller offers to lay if you use their attorney.Asking you to pay reasonable and customary fees for the attorneys time and effort isn't extortion...sorry, but you're not special and don't deserve to have people's time donated to you.
