Plus you can't go over 10 mortgages...unless it was commerical or portfolio loan, which both are much different than a 30 yr note. 

@Shawn Holsapple If I re-fi them individually, is that still a "commerical" loan or can I get a 30-year note on that?

And they are very good at tenant law figuring out who to rent to how to keep their properties going etc.. but may not be that experienced transaction-ally as its really not needed they just need to know the Escrow officer or closing attorney will take care of the details for them.. and then they are more attuned to borrowing for the business.Then you have transactional folks who also invest I would put these as RE Brokers ( REsi and Commerical)   Flippers,Wholesalers   and Builders etc..

I am a full time agent and do mostly residential real estate, however I do work with many investors from China that invest in Commerical as well.

Also last year Gov't Brandstad signed into law a commerical tax relief bill.

My bank's commerical department does 75% LTV and they also do renovation part as 75%.

Commerical purpose notes are Notes that HML use.. will say it right at the top.. this to make sure they are not confused with owner occ Dodd Frank compliance notes.2X 3x  is like commercial lenders who want a 1.25 or above debt coverage its my simple way of sayingif I have a note that is 25k in first position paying 10% a year or 208. a month.. and the rent coming in on the property is 750 bucks  which is common in my world.. you have a greater than 3X coverage this makes for a VERY safe first position note.. not many landlords even if they miss a month or two of rent are not going to keep a 208.00 payment going and lose their property  would you ???? 

When you start seeing as many commericals about gold and silver you have to assume the bubble is in full effect, in fact I think it is getting close to shorting gold (I will be watching over the next 3 months).
