It's going to be the 'family house' where my parents grow old and die and my siblings won't have to worry about shelter and its a single family but I plan on changing it into a 4 unit with house hacking the 3 door garage by turning it into a 3 bedroom condo.

One more commonplace thing is to offer a discount for repeat renters- especially those that are in good standing - this would be like a ‘discount’ for signing a new lease agreement at the second semester end of one year, for the upcoming fall semester etc.Keep in mind too the perk of ‘family’ discounts along these same lines and renting to siblings (again, if you know parents are qualified co-signers- you’re setting yourself up for another good renting situation in most cases)You could also consider a month to month with another tenant during this time as well- just be sure to let them know in advance and screen them accordingly before going this route.

If you would rent to a newly married couple, a boyfriend/girlfriend that just got together, or a couple of adult friends/siblings/etc. you should rent to two adults that want to live together for any reason.However, I would not rent to these particular applicants because they don't seem to have any rental history.

I think I took most of the math monkey off my back.These days my brother is drowned in debt and working like an animal in the corporate world to pay off his upside-down mortgage on his McMansion and whatever he's still paying on his Tesla, while I am building up my little handyman C-class rental empire slowly and methodically, having realized the market for college literature professors is mighty tight these days and getting worse.It's really amazing how much sibling rivalry stops bothering you when you have enough money and a quality vision for the future to laugh off the many stupidities of the past.Julie, math guys are just as silly as the rest of us.
