Rentals near a college university

Hello, I am new to the real estate market. I have been reading books and analyzing deals for about a year now. I finally feel ready to make my first rental purchase. I live in New York, the real estate here is high, which typically kills any cash flow. I have been looking into investing in a multi family property upstate New York next to a college university. Was wondering if anyone had any experience investing in areas near Oneonta N.Y. I would appreciate any advice on renting in a college community and struggles that people have faced with rentals in similar areas. Thank you!
