The questions are taking a small step, but you should be going to real estate meetups at least once a month to talk to other people who are a little ahead of you.

I did the same thing I would click an episode and if wasn't them I would go on to the next one.

It was only after I got to Utah and purchased my primary residence (and got a real estate license) that it all started to click. 

Mind you this was a $930K loan, notified the lender 6 weeks ahead of time that we were going to rent the units, and had three $2,850+ leases executed by the time the sales covenant date hit.

Already having your own listings puts you ahead of the curve.

You don't need a 27 step plan because you are already way ahead of most people.

Yes, you need amenities to stay ahead of competition and the more you stack the better!

I am just thinking ahead, just in case, but wanted to get input on what options I could have with current tenants in a lease that might not expire for close to 1-2 years from now in the event I "needed" to sell a house or two, either for a better cash position for myself, or to 1031 into a larger investment property, etc.?
