You'll receive notices from the insurance company and will know if the tenants drop the policy after they move in.The only time this has come into play was a couple of years ago when a tenant's dog chewed up a section of the carpet.

You are right on the bubble for CMBS, but its still an option to look into.Can't add anything to the covered land play except to say make sure you can continue the asset's ability to cover and don't bit off more than you can chew chasing appreciation.

@Giovanni MontesclarosBesides the sound advice you are getting I believe you may have missed something a bit more important than "biting off more than you can chew" You mentioned buying it, rehabbing it and then wholesaling it.
