@Sol RomandThere is not much appetite for mixed use properties, in your case is especially (75% office space); business banking route might be an option; in Non QM mixed use are case by case and the rates are above 8%.

There just isn't a lot of appetite in the lending market for these properties right now as the business model as a whole is under attack, leisure travel is being squeezed thanks to inflation concerns on household budgets, and affordable housing concerns by local governments.

@David Cunha, Most lenders are 20-25% down, but there are 1-2 lenders local in Des Moines that for first-time clients, can put 10% down and be non-occupied, but honestly, these local bank programs change by the month and the appetite of each bank!
