Hey Steve, I relocated to the Nashville Metro over 10 years ago and have been investing here ever since.

I am interested to see if anyone else has invested in that zip code, and what they think long term values (5-10 years) will look like.

The problem I always encounter is, you own the project for life.  6 years later they will call and say, "you remember that doorknob you installed?". 

Yes of course there are people who think tokenization is cool and you can get some $ from it, but to grow it at scale - real estate is old school and most who invest six figures in real estate are not 25 years old and are not keen on tokenization.

I would love to own a multi family property in the next two years.

For OO owning it for 2 years of 5 gets $250K gains per spouse of tax free gain.
