I believe the single family or small multi family space would be the better alternative to condo investing.Buying one or two units in a building can leave you vulnerable.

@Roman Bulgakov If you do not have a good handle on local landlord/tenant laws as it pertains to filling a rental in your area I would recommend either hiring an agent who specializes in filling rentals to do it for you and/or meeting with a local attorney who can breakdown for you the process you should be following.I know the laws pertaining to this subject here in CT are not rocket science to understand, but I see people everyday leaving themselves in vulnerable situations when filling rentals.

I can assure you their cash balance is much larger than any of us, probably combined.It's a fair and prudent question for you to ask, and I can understand some people prefer not to use that kind of system in their business, but unless someone can identify a specific vulnerability that does not involve teller negligence, I don't think you have to worry.
