I would generally try to avoid insurance claims if you can because insurance is getting out of control nationwide, and we are seeing in FL, TX and CA that claims can follow the house and/or you and make it very difficult to sell the home in the future.Within the mortgage expense category you have 4 separate charges: principal, interest, property taxes, insurance (if you escrow taxes and insurance which 95% of our clients do). 

1st, I don't like quick claim deeds.

The 'rule of thumb' that everyone should ALWAYS follow is... educate yourself and verify everything - Whenever you put money into any investment you need to research the rules that apply to that investment strategy from alternate sources and verify what you are being told - Never make an investment if you don't understand the issues and verify every claim made through county public records and other, 3rd party sources. 

They unsurprisingly claim that promises were unfulfilled.  

My advice to everyone is, to only make claims when you have the data to back up those claims. 

The tenants claimed they went down to CityFheps to handle this but the city claims there's nothing wrong. 

An example would be if Lender A charges 0 points and has par pricing of 7.2, but Lender B charges an automatic 1.5 points for all loans but claims a par pricing of 7. 

They claim a 35% fee on the first year's savings, only if they save you money.Also, I received from my mortgage company an email from "Incenter Tax Solutions" who claim to be a nationwide property tax petition and monitoring service.

That could happen at anytime, and may be an insurance claim if enough come off.
