A trustworthy contractor thought the lower kitchen cabinets were sturdy, so it could be granite going in if I can get the right price. 

Home ownership like this would require a very good and trustworthy property manager.

I don't care how big they are, just how trustworthy and proactive they can be.Please let me know what your suggestions are!

So building a solid and trusting connection between the realtor and investor can benefit the agent by repeat business with a known and qualified buyer/seller, and for the investor, gives you an inside source for deals and a trustworthy "eyes and ears" for what type of deals the investor is looking for!

Depends on your experience and also if you have a trustworthy inspector.I have one I use for my flips (not always but he charges significantly less than $400-500 to do a quick walk with me and no report) and he is awesome.

There are some investors that believe they can tell from talking in person (or on the phone) to someone whether they are trustworthy or not.
