I try not to throw out good deals waiting for a great deal. 

Then yeah it's worth it, but if want to be sure I can get s free deals and know a plan for that before throwing in that money and time. 

Buy a neutralizer, spread it around heavy, poly film it, come back in 24 hours, ozonate if there is still smell (likely for a couple days or more depending on smell and ozone capacity of machine), then you’re probably sanding and throwing down whatever stain /polyurethane you desire.

Also, when you are calculating returns, don't forget that utilities are in your name, you need to pay for internet and Netflix, paper towels, toilet paper, laundry and cleaning supplies, extra sheets, towels, pillows, etc.  

Early days you could throw up a crapbox, call it "quaint" in the headline, and net a few thousand a month as an STR.

I want to throw out an idea . 

I'm getting one done in a rehab I'm doing right now for free by the HVAC crew - I have to pay for the heater but they're throwing in the install (gas).

It's already tough enough over there, then throw in section 8....Sometimes the juice isn't worth the squeeze.

I don't want to throw them entirely under the bus, they do some things well, but overall communication and time it takes to turn a unit are not acceptable and have me looking elsewhere.
