You need to target recent or currently in bankruptcy, has liens on the prop,  just had a medical event, or is late on some payment 30-60=90 days late. 

Go to Etsy and search for "rental property tracker," and you will find hundreds of nice spreadsheets to track 10-20 rentals, usually for under $10.Software has extremely helpful features like online payments, marketing syndication (click a button, and your property is advertised on multiple sites), electronic document review/signing, maintenance tracking, and owner reports.

One of the easiest ways is checking off market Facebook groups in your target market where a lot of deals are posted daily.

Instead, target sellers who have an actual problem, sincerely engage them to learn the specifics, and then solve their problem (and ideally get paid)!

Why not just advertise it as W/D available upon request?

Think about your target strategies, like short-term or long-term rentals, and whether you're looking for financing options to expand your portfolio.

My assumption has been DSCR is the main driver, coming from my institutional experience (larger deals) we usually target a 1.2 and over DSCR.

@Christian Licata I realized I wasn’t going to get anywhere just sitting on the sidelines and so I spent several weeks analyzing my target market and ended up choosing a SFH that was in a great location.
