I think I’ll be able to tackle this successfully.

Which kind of properties (multi, single family, condos) and which zones to tackle and avoid?

It can also be good for beginners who want to get their feet wet before deciding to tackle things on their own.

(I always do that first before sending a message as I think it's less likely to be flagged as spam/review if there's already a connection in place before sending things like phone #s and email addresses.)

I get more spam from folks trying to do illegal loans as a mortgage broker than I used to get as a retail direct lender, but you don't want to touch any of that trash anyways, so no difference. 

In the past 6 months to a year all I get is spammed by wholesalers. 

I have to manually send each message though and my intention is not to automatically blast people with spam.
