OB no longer has the feel of the liberal, cheap, small surf town (which I loved).

I'm very excited to join this community as I have been surfing various forums for over 15 years and they have always been some of the most helpful avenues I've taken.

Our family enjoys the beach and the surf so we often find investment properties in locations which we would also enjoy.

Managing rentals, sold off one property, couple of wholesales, in escrow on a flip and surfing.

Here it is: As usual, I was surfing the net finding investment groups to network at and find investors to either invest with my company or to unload some of our properties.

You should also start listening to the podcasts (if you are not already) and surfing the forums for info on how other people pulled it off.As for me, I did both:  I have a career with the Navy and used that money, plus some borrowed from family, to start off flipping houses with my wife. 

For us the idea was to be surf side enjoying the ocean.

Perhaps not the most efficient way but once I got in the habit it doesn't take much time, just some surfing while I'm watching TV in the evening.
