Use tans, darker grout as posible, use grout sealer to prevent stains, and use PORCELAIN tile just make sure your patient or keep eyes open for sales on it and store it away when under 2 an sf.

Josh, sorry you had this problem.From the pictures,it looks like the tannins from the leaves stained the concrete.If you just stain the concrete the problem areas will just become highlighted.Here are some suggestions:1.Try to power wash the stains.2.Use a primer to cover the stains & then paint,not stain.3.

I think the Gremlins make holes in walls ,stain carpet ,write on walls I guess gremlins like to work night shift ,and like to hang around certain type tenants I'm wondering if gremlins only hang around the ones who act like pigs who let their offspring act like wild animals??

Paint can be kind of a tricky one since wear and tear vs damage is a little more difficult to establish, it's not like having a burn mark or permanent stain in carpet.
