I don't hear too many investor doing ground up multi-family for house hacking in the area, so this is definitely interesting.

I removed a staircase so I needed to extend out the floor joists further.   

I think you'll be very happy in the Cleveland / Lorain market as well and I always tons of demand for rentals whenever I list a property in Euclid so that's a great area to target as well! 

i feel like the local FB groups will not allow me to advertise my STR there because they would label it as "soliciting".. any way to get around this so that it doesn't look like i'm soliciting?

It can be a big project to add machines, so I wasn't really worried about the need for self-service going away.

So, I'd look to the other properties and ask whether the ones on the street also had only street parking versus access to a driveway.

Building a trusted team is key, so starting that process as you actively search for your market will put you in a strong position moving forward.
